The wine vault at Ruth?s Chris Uptown was loaded this past week (in the best possible way) with CRE brokers happy to mark leasing successes at the historic Johnston Building, 212 S Tryon St. Built in the early ?20s, it's one of Charlotte's oldest remaining Uptown towers. Under the stewardship of Charlotte's Trinity Partners, the 175k SF building has seen a 10% jump in new leases in recent months and is now almost 85% occupied, Trinity?s Leah Bailey tells us. Among those enjoying a sizzling kabob was Office Properties'Randall Bozzard. Randall, whose company works with small-office tenants who want to buy or lease, tells us lease rates have bottomed out. But there's a caveat: ?It depends on the submarket you're in.? Uptown, SouthPark, and Ballantyne are virtually impervious to market trends, he says. ?But the worst is behind us.?
