HS2: High-Speed Deal For £37M Birmingham Business Park

The first five West Midlands compulsory purchase orders paving the way to the HS2 London-to-Birmingham rail line have been approved, with some high-speed deal making in evidence.

The landmark batch of vesting orders — which transfer the land to the Department for Transport — include the 47-acre Saltley Business Park, acquired from Hansteen.

The 1.1M SF business park at Pennine Way/Pembroke Way has been acquired with a downpayment of £37M with further consultation underway on a final valuation, Midlands Business Insider reports.

The vesting declaration includes the park and Heartlands House, Aston Church Road.

Several other vesting declarations have also been published by HS2 Ltd. These cover the burial ground at Park Street Gardens, grassed areas on Fazeley Street and 4.2 acres of Eastside City Park for the Curzon Street station site; 358K SF of car auction sites at Orton Way and Langley Drive; and 15 freeholds at Common Lane.

Curzon Street station has the potential to create around 14,000 new jobs and unlock 6.46M SF of new development space across Eastside and Digbeth.

Closed in 1966, Curzon Street will reopen as a new iconic station and Birmingham’s largest building, with seven platforms providing HS2 services initially to London in 2026 and then to the North West, North East and Scotland as the full HS2 network is delivered.
