What Anthem House Marketers Want For Their Retail

Marketers of Anthem House are actively courting shops and restaurants to fill the 15k SF retail space at the $100M luxury Locust Point apartment complex. And the nearby sister residential project will house a neighborhood restaurant in the former home of Big Matty’s Diner.

The 282-unit apartment complex at the intersection of Lawrence Street and East Fort Avenue will house an infinity pool, a fitness center and a one-acre rooftop park. The Bozzuto Group has teamed up with Scott Plank’s War Horse and Solstice Partners on the residential project, which will top out this month and wrap up construction spring 2017.

The building will house three retail spaces, one of which will be a 1,700 SF café bar adjacent to the lobby. The seating area will spill over to the lobby, making that private space accessible to the public—similar to what you might find in an Ace Hotel, says Bozzuto Development VP Jeff Kayce. “It’s important that the café bar truly defines the experience in the lobby.”

Anthem House will also house a 9,200 SF retail spot facing Fort Avenue, which could house a yoga or barre studio and either a fast-casual or a full-service restaurant with outdoor seating, says Streetsense director of retail strategy Jared Meier.

The space could hold a single user or up to four tenants. Close to Under Armour, the retail mix will “accentuate the active lifestyle.” The remaining nearly 4k SF spot facing Lawrence Street will house a full-service restaurant with a patio and 22-foot ceilings. For the most part, Streetsense is focusing on local and regional operators, Jared says.

Bozzuto also recently said that it is constructing Anthem House II, containing smaller, more affordable apartment units, across the street from Anthem House. Groundbreaking will start by early next year.

Residents of the 52-unit, $15M Anthem House II will have access to the amenities in the other property. The developers will also renovate three townhomes on Fort Avenue as part of the project by January next year. One of those properties previously housed Big Matty’s Diner, which will be turned into a neighborhood restaurant.
