Large Mixed-Use Project Eyed Near 'The Walking Dead' Film Site

A suburban Atlanta homebuilder is looking to build a mixed-use residential community just a few zombie shuffles from where portions of TV show The Walking Dead were filmed.

The Popular Amc Series The Walking Dead Ran For 11 Seasons, Much Of Which Was Filmed In Georgia And The City Of Senoia.

Jeff Lindsey Communities filed an application with the Georgia Department of Community Affairs for a project on more than 150 acres in Senoia, a city in Coweta County 40 miles south of Downtown Atlanta, which would include 300 apartment units, 112 townhouses, 246 single-family homes and 87K SF of office and retail space.

The $250M project is slated to be built out over the next decade at the intersection of Wells and Pylant streets, according to the application.

Developers file a development of regional impact application for projects that are deemed to have wider impacts on local infrastructure, such as sewers and roads.

Jeff Lindsey Communities has built several single-family neighborhoods in nearby Newnan, Sharpsburg, Chattahoochee Hills and Douglasville, according to its website. The company didn't respond to messages seeking comment.

A rising population makes new housing a solid bet in Senoia, a city where more than 90% of the houses are owner-occupied, according to Census Bureau data.

While Coweta County saw its population increase 4.6% between 2020 and 2022, Senoia has grown more rapidly during the same period, jumping 12.8% to more than 5,000 residents, according to Census Bureau data. Residents of Coweta and Senoia also are generally more affluent than the average Metro Atlanta household, earning $90K in Coweta and $114K in Senoia annually versus the metro average of $84,800 as of 2022.

The Walking Dead, which wrapped up its final episode in 2022, filmed for 11 years in Senoia, shooting scenes in the city's streets, houses and commercial buildings that made up the fictional walled-off Alexandria Safe Zone city in the zombie apocalypse TV series.
