The median residential sale price for Brooklyn neighborhoods might not be what you’d expect.

A new report by PropertyShark puts the Columbia Street Waterfront District in the No. 1 spot last quarter with a median sale price of $1.36M.

Prospect Lefferts Gardens took the No. 2 spot. Its median price came in at $1.32M. PLG now boasts a higher residential average price per SF than Bed-Stuy, Crown Heights and Clinton Hill. Ranked by PPSF, Cobble Hill took the top spot at $1,203.

Dumbo, which we’ve gotten used to ranking at the top of lists of expensive places in the borough, took the No. 3 spot for PPSF, with an average of $1,200. It was edged out by just a buck by leafy Brooklyn Heights. [Brownstoner]
