The 21-unit 147 Ocean Ave just set a record for a building sale at $240k/unit, GFI Realty Services’ Erik Yankelovich tells us. Buildings in the neighborhood are selling for as much as double their last trades, he says. And on Prospect Park (like 147), especially, one-bedrooms rent for up to $2,500.
Yesterday, we snapped the building, which is half a block from the express train and sold for $5M, 20 times the rent roll, another record for the neighborhood. Erik repped the buyer, and his colleague Michael Gindi repped the seller, both family investors.
