About The Asset

In addition to its 278 residential units, Prima at Paseo South Gulch has 18K SF of Class-A office space and 8K SF of retail space, including tenants like juice shop SunLife Organics, wellness and longevity center Next Health, and the soon-to-come Florentine sandwich shop All'Antico Vinaio.

However, if the need arises, Prima has a partnership with Envoy, an electric-car-share company, which allows residents to easily rent a car from its fleet of Tesla Model 3s in the building’s parking lot.

About The Neighborhood

Paseo South Gulch is SomeraRoad’s $1B “live-work-play-stay” mixed-use development in the center of the Music City. The neighborhood is filled with restaurants and shops such as the iconic collectible guitar shop Carter Vintage, Australian eatery Two Hands, veterinarian Good Vets and barbershop-speakeasy Blind Barber. Luxury gym Equinox is also slated to open in the development. 

Paseo South Gulch will soon welcome award-winning restaurants Catbird Seat and The Patterson House, as well as local roaster Barista Parlor. Pendry Nashville Hotel and Residences will open in the neighborhood in 2027.

Anchored by Voorhees and Antiques, two historic adaptive reuse projects revitalized into office and retail use, Paseo South Gulch is one of the most walkable areas in the city, featuring thoughtfully designed walkways, outdoor terraces and patios.

About The Market

Despite turbulent capital markets nationally, Nashville’s multifamily market has held strong, showing signs of resiliency against market pressures. The fourth quarter ended with a vacancy rate of 10.2%, consistent with previous quarters. More than 11,800 units were absorbed during Q4, its strongest absorption figure since 2021. 

Nashville remains one of the country’s hottest cities, with more than 136,000 people moving to the Nashville metro area since 2020. This population increase is only projected to grow. That is why many multifamily investors remain convinced that the Music City is “the best market for real estate investing in the country.”
