At the foot of Oracle’s anticipated new pedestrian bridge over the Cumberland, developers MRP Realty and Creek Lane Capital have transformed a formerly underutilized industrial area into a prime waterfront destination. This dynamic project features more than 651 apartments, 80K SF of creative office space with a shared conference room and training center, and 72K SF of ground-floor retail, all complemented by convenient on-site parking. Tenants and visitors will also be able to enjoy a new riverfront park, which is currently in development adjacent to River North.

About the Asset 

“Our vision for River North was to create a true live, work, play environment that fosters a vibrant community on Nashville’s waterfront,” MRP Realty principal Matthew Robinson said. “The integration of residential, office and retail spaces, along with significant green space, is central to making River North a dynamic and welcoming destination for everyone.”

Interested potential residents may want to move fast — leasing has only been active for seven months, and nearly 50% of the units are already taken. 

Popular establishments like Shake Shack, Hoppin’ and Sweet Truth Dental have moved into the area and are already welcoming patrons. Future openings include BodyRok, Clean Your Dirty Face, Muse Paint Bar, Thai Samurai, Riverhouse Nail Spa and The Salt Line, an oyster bar and restaurant concept from Washington, D.C. Roughly half of the retail space is still available for lease. Before year-end, the first office tenant, Nextracker, will take occupancy.

About the Neighborhood

The east side of Cumberland is in the midst of a massive transformation, thanks in no small part to the $175M in infrastructure upgrades that tech giant Oracle has committed to since purchasing 70 acres for a new 8,500-employee campus in the area adjacent to the River North project. 

Part of these upgrades include a new public greenway along the riverfront for pedestrians and bicyclists as well as a new pedestrian bridge over the Cumberland River.

The formerly underutilized land will be transformed into an incredible new destination for residents to live, work and play. Construction is also underway on a new Tennessee Titans $2.2B, 1.7M SF, 60,000-capacity football stadium just to the south, scheduled to open in 2027. As a result, there has been heightened interest in the area from retailers, including restaurants, fitness centers and more, spurring redevelopment. 

With Nashville’s metro area population projected to grow from its already impressive number of more than 1,333,000 today to 1,422,000 by 2030, it’s likely many more businesses will soon follow suit.

About the Market 

While other cities have struggled in the face of economic uncertainty, Nashville continues to thrive. The city’s unemployment rate is low, its hiring has remained stable and the office market has a positive outlook, with asking rents reaching an all-time high in the first quarter of 2025.

These positive numbers are also having a bright impact on the city’s housing, with Nashville’s strong job market projected to drive a household formation rate nearly double the national average.
