Regency Centers Develops Walkable, Grocery-Anchored Retail In Lone Tree
Regency Centers has broken ground on Lone Tree Village, an approximately 158K SF open-air retail center in the Denver suburb of Lone Tree.
The project is anchored by a 123K SF King Soopers grocery store and fuel center and will serve as a walkable retail destination within the master-planned RidgeGate community in Douglas County.
“[Lone Tree Village brings] a center of new businesses to our city, reflecting the kind of long-term private investment that helps build a complete, connected community,” Lone Tree Mayor Marissa Harmon said at the groundbreaking. “Regency Centers is investing not just in a site but in the future vitality of Lone Tree.”
In addition to King Soopers, the center will feature a curated mix of shops, restaurants and service providers designed to meet daily needs and support community growth.
Keith Simon, executive vice president for Coventry Development Corp., the master developer of RidgeGate, said the project is an essential component of RidgeGate’s long-term vision.
The inclusion of King Soopers reflects Regency Centers’ strategy of partnering with leading grocers in high-growth suburban markets.
“This project fills a critical grocery and daily-needs gap while creating a walkable neighborhood destination designed to serve Lone Tree for decades,” said Abe Pacetti, senior vice president of investments at Regency Centers.
The grocer and additional retailers are scheduled to open in 2027.
“This store allows us to expand access to fresh, affordable and delicious food through a convenient one-stop shopping experience,” said Jessica Trowbridge, head of public affairs at King Soopers. “We look forward to serving our neighbors, creating new jobs and further strengthening our connection to the community.”
About the Property
Located in the RidgeGate Parkway Couplet District east of I-25, Lone Tree Village will serve surrounding residential neighborhoods, employment centers and civic destinations within RidgeGate, many of which are planned or already under development.
In addition to the King Soopers anchor, Lone Tree Village includes approximately 31K SF of retail space across multiple buildings, with 12 shop spaces currently available for lease. The center also features an outparcel opportunity.
Designed as a neighborhood hub, the project incorporates a pedestrian-oriented main street along Rhapsody Road and a central plaza intended to host informal gatherings and community events. Walkways and bike connections support walkability and micromobility throughout the site.

Lone Tree Village is part of RidgeGate, a 3,500-acre master-planned, mixed-use community spanning both east and west of I-25.
The community is home to approximately 6,000 residents and offers a range of housing options. With the west side nearing full build-out, development activity is now concentrated on RidgeGate’s east side.
Within 3 miles of Lone Tree Village, average household incomes are estimated at $181K, with average home values of approximately $758K.
The broader RidgeGate community includes corporate campuses, three light rail stations, shopping and dining options, and access to extensive open space, parks and trails.
Lone Tree Village is targeting LEED Silver certification and will incorporate electric vehicle-charging infrastructure and other sustainability features.
