This week's renewals show a more confident industrial market (soon they'll be buying hipster shades). A logistics firm, a private paratransit provider (flexible passenger transport with no routes/schedules), and an air freight trucking company all doubled down on their current locales.

Podolsky|Circle CORFAC International principals Steven Podolsky and Steven Tick repped New Breed Leasing of New Jersey (New Breed Logistics) in two leases: a 50k SF three-year renewal at 725 Logistics Dr in Belvidere (above) and a 361k SF two-year renewal at 850 Veterans Pkwy in Bolingbrook.

Podolsky|Circle CORFAC International principal Corey Chase repped Dallas-based MV Transportation in three transactions totaling more than 92k SF: a 4,680 SF lease at 604 Lunt Ave in Schaumburg, a 41k SF renewal at 6230 Gross Point Rd in Niles, and a 45k SF renewal at 12500 S Lombard Ln in Alsip. All of the buildings will be used for vehicle storage and maintenance.

Colliers SVP Thomas Rodeno and associate Patrick Turner repped Tax-Air Freight in a 52k SF long-term lease renewal and expansion at 351 W Touhy Ave in Des Plaines. The building owner, ProLogis, was self-represented. The air freight trucking company has been a tenant in the building since 2008.

SALES

Orland Park Crossing

Transwestern's Chicago office brokered the $10M sale of Orland Park Crossing, a 49k SF, 95% occupied upscale retail center at 14214 S LaGrange Rd in Orland Park, to Edwards Realty. Tenants include Ann Taylor, White House | Black Market, and Talbots. Transwestern directors Janice Sellis and Paul Barile, along with C-III Realty Services, repped the seller, C-III Asset Management.

Marc Realty Residential paid $4.2M for a 100k SF building and 15k SF parking lot at 619 S LaSalle. The seller was a private individual and Building Equity Real Estate's Dan Rosenberg and Peter Lynn facilitated the sale.

The Boulder Group's Randy Blankstein and Jimmy Goodman completed the $3.9M sale of a single tenant Fifth Third Bank ground lease at 240 Skokie Blvd in Northbrook. The 4,100 SF retail building was developed in 2004. The seller was a Midwest-based private partnership and the buyer was an East Coast-based 1031 exchange investor.

Premier Commercial Realty sold 6,878 SF of office/condo space at 457 Dunham Rd in St. Charles for more than $526k. The property was purchased by Suite Properties LLC and will be a new location for In Style Salon Suites, opening this fall. Premier's Joseph Billitteri repped the buyer and Landmark Partners Commercial Real Estate's Leo Liakatas repped the seller, Elgin Bancshares LLC.

LEASING

Haynes Furniture signed a 215k SF industrial lease at 180 N Meadow Rd in Addison to service its planned Lombard retail store. NAI Hiffman's Mark Moran, Steve Connolly, and Kelly Disser repped American Realty Advisors, the landlord. Arcore Real Estate Group's Al Rodenbostel repped Haynes.

Bridge Development Partners signed food service company American Blue Ribbon Holdings to 53k SF of industrial space at 8424 W 47th St, within a 313k SF cold storage facility in Lyons. NAI Hiffman EVPs Steve Connolly and Larry Much repped Bridge Development and VP Chris Gary repped American Blue Ribbon, which will use the space for storage of raw materials and finished products.

MB Real Estate EVP/managing director Andy Davidson, SVP Jay Beadle, and SVP David Burkards completed a 43k SF lease expansion for US Bank at 190 S LaSalle. Including US Bank's 66k SF lease at the property, negotiated in March 2011, the financial institution now leases a total of 110k SF. CBRE's Jon Copeland and Ron Lakin repped ownership in the new lease.

Wiss, Janney, Elstner Associates renewed and extended its lease to add 3,068 SF at 10 S LaSalle. The structural engineering, architectural, and materials sciences firm will occupy 18k SF beginning this fall. Studley's Greg Mikrut, Terry Mostrom, and Kevin Donohoe repped WJE. JF McKinney's Mark Baby and Ben Cleveland repped the landlord, The Feil Group.

Baum Realty Group principal Adam Secher and associate Jonathan Feld repped Starbucks in a new retail lease at 1734 Sherman Ave in Evanston. Starbucks is relocating to the more than 3,000 SF space after 21 years in its original Evanston location. The new location is LEED certified and will feature the state-of-the-art Clover brewing system. The building is owned by Joy Nazarian.

Chicago's first Kidville will open at 1030 W North Ave in Lincoln Park. Baum Realty Group's Will Crowden and Allen Joffe repped the tenant and franchisee, Mike Fralin and Kidville, in the 10-year initial term lease.

Harley Ellis Devereaux relocated its Chicago office from 401 W Superior in River North to 1 E Wacker Dr in the Loop. The company selected the downtown location for its ability to handle the firm's growth, competitive economics, and convenience to mass transit connections. JLL was tenant/building rep, CBRE manages the property, and Leopardo handled construction.

First Western Properties completed three retail leases: 1,836 SF to Yamato Luxury Spa at 150 W Superior St; 1,000 SF to Dotty's at 9600-50 S Pulaski Rd in Oak Lawn; and 674 SF to T-Mobile at 101-09 W Grand Ave in Melrose Park.

FINANCING

Lake Forest Sports Cars completed the $5M refi of its 70k SF showroom and service center area. SomerCor 504 VP Bill Kornit worked with the dealership's owners, the Mancuso family, in the SBA financing segments of the loan package.

CONSTRUCTION & DEVELOPMENT

Conor Commercial Real Estate, a member of The McShane Cos, will develop a new 347k SF build-to-suit for lease on behalf of Orbus Exhibit and Display Group at 100-acre Union Pointe Business Park in Woodridge (the largest build-to-suit within the metro Chicago area in 2013). The facility will be constructed by McShane Construction Co's design/build team and Ware Malcomb Architects. Colliers principal Jack Rosenberg and SVP Frederick Regnery repped Orbus in the transaction; Newmark Grubb Knight Frank's Brian Carroll and Jim Cummings repped Conor Commercial.

Krusinski Construction Co will build a 56k SF training facility and instruction lab for Canadian National Railway in Homewood. The Woodcrest Training Center in Krusinksi's second project for CN. The design team is Harris Architects and Garnett Architects.

EXECUTIVE MOVES

Margie Kurkowski joined JLL as VP and director of business development for the Chicago Project and Development Services group. She comes to JLL after five years as director of marketing and business development for Wright Heerema Architects. She sits on the board of CoreNet Global's Chicago Chapter and chairs the group's programs committee.

Reed Construction hired Jon Zawiski as project manager and Mark Zolan as project superintendent on its growing project management team. Jon was previously project manager at Ernie Loberg Construction in Rolling Meadows and received a BS in construction management from Western Illinois University. Mark was previously superintendent at Eidco Construction.

AWARDS

Two projects by Hartshorne Plunkard Architecture received top prizes at the 2013 Honor Awards presented by AIA Illinois. The Louis Sullivan Award went to Randolph Tower, an adaptive-reuse project that transformed the Steuben Club Building into a mixed-use residential community. The Crombie Taylor Award went to the Hairpin Lofts and Hairpin Arts Center, a rehab of the former Morris B. Sachs Building into a LEED Gold-certified, multi-use development including a community arts center, retail, and apartments.

BUSINESS

Newmark Grubb Knight Frank has been awarded exclusive leasing agency for Digital Chicago, a 23-acre Digital Realty data campus in Franklin Park. NGKF's Todd Bateman and the data center consulting group's agency team will rep owner/redeveloper, Digital Realty.

Newmark Grubb Knight Frank has been selected by the Hawaii-based James Campbell Co as exclusive leasing agent for ArborLake, a 197k SF office property at 1751 Lake Cook Rd in Deerfield. John Norris and Rob Lundin will lead the assignment for NGKF.

Arthur J Rogers & Co's Mark Baumhart and Brian Schmitz were named exclusive leasing agents for a 171k SF, multi-tenant industrial/office flex property at 1130 Thorndale Ave in Bensenville. The 72% leased property was recently acquired by Zilber Property Group.

525 E Congress

NAI Hiffman was awarded property management and leasing assignments for 525 E Congress Pkwy, a 68k SF medical office building in Crystal Lake that was acquired by a leading medical office REIT in April. VPs Brian Edgerton and Jason Wurtz will be the leasing team for the building and VP Rich LeBrun and property manager Paul DiCosola will lead the property management team.

Newmark Grubb Knight Frank won assignments to lease or sell three industrial projects: KTR appointed NGKF leasing agent for 74k SF 290 Gerzevske Ln in Carol Stream, Exeter Industrial REIT named NGKF exclusive agent for 19k SF 745 Industrial Dr in Elmhurst, and IDI selected NGKF to market an 8.3 acre development site at 2001 Baseline Rd in Montgomery. Michael Marconi, Justin Lerner, and Joe Karmin will rep KTR in Carol Stream; Justin and Joe will rep Exeter in Elmhurst and IDI in Montgomery.
