Shenandoah Building In Tysons Trades For $55M

Boston-based Rockpoint Group has just made a $55M acquisition in the Tysons submarket.

The firm bought the Shenandoah Building at 7901 Jones Branch Drive in McLean from TIAA-CREF for $55.25M, a source tells Bisnow

The 198K SF office building sits near the Tysons Galleria Mall, just off the intersection of the Beltway and the Dulles Access Road. It was last sold in 2004 for $65M, according to land records. 

Tenant brokerage firm Cresa recently opened its Tysons office in a 3,100 SF suite in the Shenandoah Building. Cresa managing principal Richard Rhodes said in February that the firm liked the building's accessible location and the growing amenity base nearby. 

Rockpoint appears to be making a big play in Tysons. In a JV with MRP Realty last year, the firm acquired Westwood Metro Tower, a 210K SF office building for $53.7M. The source said Rockpoint is also closing in on another Tysons property.
