Sports Boom!

No, we're not talking about the teams themselves. We're talking about the area around them, Capitol Riverfront (Nats) and Chinatown (Wizards and Caps). You may think they're "mature," but a lot is still cooking. That's why we're showcasing them among 10 exploding submarkets at Bisnow's Development Boom Summit this Friday.

Monument's Doug Olson says his firm is "entertaining interest" in the 1 M Street office project in Capitol Riverfront, and has been assembling land for years in Chinatown in anticipation of a substantial development at 7th and H. 

Near Nats Park, Monument is also renewing permits for the balance of its large-scale Half Street development. Another sign of the neighborhood's viability is the long list of other local developers that control sites, like JBG, MRP, Carr, Akridge, and Lerner, as well as out-of-town developers like NY's Related, Ruben, and Cohen companies.

In Chinatown, Monument controls a site on the 600 block of H St where it's exploring mixed-use that may be mostly residential, Doug says, although nothing is set in stone. (It'd be foolish to decide on stone as a building material this early in the process.) Hip retailers are still flooding in as are tech firms like WeWork, who chose the area for its first DC location.
