CEO of the Year! Our own real estate community's Jim Abdo, here with wife Mai at Meridian House last Thursday night, got that award from Smart CEO Magazine. Making a rare party appearance: former mayor Tony Williams, who reminded us he's such a close friend he'd presided at Jim and Mai's wedding.

Last night, celebrating 25 years in business (previously as Kfoury Construction), K-3 principal Paul Fangmeyer, left, and president Jeff Martello, with wife Cathy, hosted friends at Studio Theatre on 14th St. They did its historic renovation from an auto repair shop and lighting supply store. It was Jeff and Cathy's second hosting job in 24 hours: the night before, their son, graduating from Catholic, brought 25 friends home who stayed the night—and might have left by now.

Also on hand for K-3: Architecture, Inc's Bob McMahon, Maloof Contracting President Robert Maloof and wife Susan, and DCBIAhonchos Gail Edwards and Silvia Dumitrescu. Gail and Sylvia were taking notes: DCBIA ?s annual awards dinner for 900 is next Thursday at the Washington Hilton, where they hope to use the outdoor terrace.

At the same time, a few blocks away, Davis Construction and our ownElliott Bisnow teamed to put on a happy hour for top 20-somethings at hot new Oyamel in Penn Quarter. Above, from Davis, Lisa Viancourt,Ruthie Edmondson, Louise Boulton-Lear, and John Bornholdt.Factoids: Lisa's mom's coming in from Ohio; Ruthie's heading to Hilton Head for a girls' weekend, and Louise is turning "30-something" on May 15, and planning to celebrate, she says with a wink, by "sitting in a vat of anti-aging cream."

McGuire, who founded the company in June of '06, is hosting a big Italian-themed shindig Wednesday to unveil his new line of Frezza office furniture.
