Breaking News: Prime SoMa Site Near Airbnb Sells for Creative Conversion

A ripe parcel in S.F.'s design district just sold to a developer who has big plans to reposition the asset into a creative office destination for tech firms. Bisnow has exclusive details.

Bisnow sources say Mill Valley-based The Hekemian Group was the buyer of the 17k SF SoMa industrial site at 828 Brannan, which has an exciting future. The buyer plans to add three floors of creative office space above the existing structure, along with a complete remodel of the first and second floors. Transwestern's Michael Cisternino and Steven Orchard repped the seller, 828 Brannan Street LLC (here's Michael, left, with Transwestern President of Americas Chip Clarke and Transwestern newcomer Rolf Jorgensen at a ULI party this month).

The site is sandwiched between the HQ for Pinterest and Airbnb and directly across from one of the area's biggest housing developments in Showplace Square, a 432-unit, mixed-use complex being developed by Equity Residential. (Cue potential tech and social media leases now.) The development will also have 37k SF of landscaped open space and 3k SF of retail/restaurant space.
