Exclusive Look: 41 Tehama Hits Construction Milestones

Construction at SoMa's 41 Tehama is underway, with the project hitting several milestones in recent days. Bisnow brought you the rendering back in September and now has an exclusive look at the progress being made on the 389k SF multifamily building.

The Lendlease project team recently reached the bottom of excavation, 55 feet down, clearing 1M cubic feet of soil. The 37-story project from Hines and Invesco Real Estate will have 403 units and eight penthouses, as well as 1,800 SF of ground-floor retail. The building is scheduled to deliver in 2017.

The 41 Tehama project is in the process of finishing up the shoring and excavation portions of the project and has begun pouring concrete for foundation work. Pouring the primary mat slab foundation is expected toward the end of the month.

Those behind the project tell us one of the toughest challenges is the zero lot line logistics and lack of lay-down areas for materials prior to being installed. With Caltrans property to the south and to the west, adjacent neighbors to the east, and Tehama Street to the north, there is essentially no extra room.

This requires careful coordination of just-in-time deliveries and extra focus on safety for the pedestrians, vehicular traffic and adjacent properties. Due to the adjacent properties, the project was required to use an internally braced system instead of traditional tie-backs. The massive amount of steel required for the internal bracing (with no room to store it) means steel is delivered, picked and installed as soon as it is needed.
