A JV of Blackwood Real Estate and Walbern is planning to develop a 100-unit mixed-use project next to the Laguna Niguel Metrolink station.

The unnamed 130K SF, seven-story development at 27762 Forbes Road will consist of 100 two- and three-bedroom condominiums above 2,700 SF of ground-floor retail, a Blackwood official said.

Amenities will include a pool courtyard and a clubroom, a fitness center, a private garden, a bike shop, EV charging stations and a sky deck.

The project sits less than a mile from the Laguna Niguel/Mission Viejo Metrolink station.

"This site is all about location," Blackwood Real Estate partner Gilad Ganish said. "Within a half mile of the site is the Laguna Niguel Metrolink station as well as over 200 shops and restaurants and growing."

Ganish said a new Target, Wood Ranch, Panini Cafe, Sol Agave and Cava are among the recently completed or under construction shops and restaurants.

The Laguna Niguel Planning Commission approved the project in May.

Humphreys & Partners Architects is designing the mixed-use project. MJS Landscape Architecture will handle the landscape design.

The project is part of Laguna Niguel’s Gateway plan that promotes transit- and pedestrian-oriented development in the Gateway District. Blackwood and Walbern’s mixed-use project sits near Alliance Residential’s 348-unit mixed-use Broadstone Cavora development.
