Carr Properties has landed its first two retail tenants for the $680M Downtown D.C. mixed-use project it is building for Fannie Mae's new headquarters.

Nicholas Stefanelli, the chef behind Masseria, a Michelin-starred restaurant in the Union Market area, will open a 12K SF, full-service Greek restaurant at Midtown Center, Carr announced Thursday.

The restaurant will be joined by Blue Bottle Coffee, a West Coast coffee brand that signed on for 2K SF. The project still has roughly 30K SF of available retail space.

Midtown Center, the two-building project that is replacing the former home of the Washington Post at 1100 15th St. NW, is expected to deliver in June. It will feature suspended walking bridges connecting the east and west buildings above a retail-lined public plaza facing L Street. The building will also feature a 5K SF fitness center, a 1,300 SF bike room and a rooftop conference center.

"Our vision for the project is to create one of the best street retail experiences in the city, where people can have fun and enjoy incredible dining," Carr Properties CEO Oliver Carr said in a release. "Midtown Center is getting off to a great start with these tremendous operators."

Asadoorian Retail Solutions' John Asadoorian is leasing the retail portion of the project, while Carr's Dan Dooley and Kaitlyn Rausse are spearheading the office leasing effort. Fannie Mae signed on for 752K SF in 2015 and the development has about 70K SF of remaining office space to lease.
