Another Corporate Office Tenant Is Relocating To A New Bethesda Office Tower

Carr Properties has signed a major tenant for its Apex Building redevelopment project, the latest wave in a tide pushing office tenants toward new construction in Bethesda.

Enviva Partners has signed an 80K SF lease at 7272 Wisconsin Ave., the 23-story, 360K SF office tower called The Wilson, the Washington Business Journal reports. The alternative energy company, which is traded on the New York Stock Exchange, will move a few steps north on Wisconsin Avenue from its current lease at 7200 Wisconsin with JBG Smith, which, at 60K SF, expires in six years.

Enviva is the second tenant to sign onto space at The Wilson, following local Fox affiliate WTTG's decision to move from Tenleytown in Northwest D.C. to 58K SF in the building. Next to the office building will be a 27-story residential tower, all built on top of the under-construction underground Purple Line terminus station Carr is building.

Carr's building is a piece of the office construction boom currently hitting Bethesda, and most of the projects being built are experiencing leasing success, boosted by Marriott International's decision to build its new global headquarters in the neighborhood.

"We've seen a big increase in rents in the market as the Bethesda market has tightened and best-in-class office product is built," Carr Properties CEO Oliver Carr III told Bisnow last month. "In the Bethesda market, tenants are starving for a better experience and better workplace and our project will deliver that."
