When the news broke on Wednesday that billionaire Ken Griffin was spending $3B to bring a Carnegie Mellon University campus to Miami’s Wynwood neighborhood, commercial real estate professionals sprang into action.
It took just a few hours for Wynwood-based Dwntwn Realty Advisors to send out an email blast marketing 17 of its nearby listings, ranging from development sites to office and retail space within walking distance of the planned campus.
The response was immediate and enthusiastic.
“Our website has been lighting up like a Christmas tree, and we're getting phone calls from all over,” Dwntwn Realty Managing Partner Devlin Marinoff said Thursday. He and his partner, Tony Arellano, “have been busy from morning to night since yesterday. I think it's only going to keep going.”

The announcement that a top 20 national university was coming to Wynwood — a former industrial area known today for its massive graffiti murals, nightlife and recent building boom — has set off a frenzy of commercial real estate activity.
Rilea Group, which is building two multifamily projects in Wynwood, has already set up a meeting to fly overseas partners to Miami next week to start discussing potential student housing projects, President Diego Ojeda said.
“I would have never considered it before,” he told Bisnow.
Griffin, the founder of hedge fund Citadel and the world's 33rd-richest person, spent $1.1B to acquire the roughly 35-acre Mana Wynwood convention center from Moishe Mana, one of Miami’s largest landowners, this week. He donated the land, and a few acres he already owned nearby, to the Pittsburgh-based school.
The deal closed three years after Griffin’s people first approached Mana to buy the site for a college campus, Mana told Bisnow in a phone interview.
At first, the Israel-born developer didn't want to sell so soon after he had just finished building the convention center, which hosts concerts, art fairs, productions, conventions and major events. But after spending a few days digesting the proposal, he brought Griffin's team back.
“It’s going to change so many young people's lives and many people's lives over there, and it's going to strengthen Wynwood to make it more of a neighborhood, make it more of a cultural hub, this is for sure,” Mana said. “This was my original vision.”
Mana had assembled the properties for between $50M and $70M, he said. By selling them for more than $1B — some of which he was paid a year and a half ago, he said — he is “passing the torch to Ken.”
Griffin pledged a total of $3B to Carnegie Mellon, the largest-ever donation in American higher education, $2B of which is dedicated to building a campus on the site, with plans to start construction next year and begin enrollment by 2028.
Carnegie Mellon University Miami’s curriculum will focus on human health and biological discovery, national security, energy and climate resilience, advanced manufacturing and industrial transformation, school officials said.
Eventually, it is planned to house 3,500 undergraduate, master’s and Ph.D. students — a powerful pipeline of potential hires for companies in the area.
“One of the primary things that drives activity and drives companies to an area is an accumulation of talent,” said Kevin Gonzalez, Colliers senior vice president and one of the leasing agents for The Gateway at Wynwood office building.
“I can't think of a stronger concentration of talent than a Carnegie Mellon campus that is going to be fairly large,” he said. “That alone is going to really make that a primary focus for a lot of the corporate tenants.”

The neighborhood's office buildings have already attracted big-name companies like Amazon, Sony and Spotify, but leasing has recently struggled to keep pace with one of the city’s largest construction pipelines.
Wynwood has 206K SF of offices under construction, the second-most of any Miami submarket, after Brickell’s 863K SF pipeline, according to a third-quarter Colliers report. It also sports Miami's only office building to be delivered in the third quarter, the 50K SF Wyncatcher II building developed by Morabito Properties.
Wynwood’s office availability rate is 30.6%, by far the highest rate of any Miami submarket and more than twice the overall average, according to Savills' third-quarter report.
Rilea Group, which is coordinating the development of the only office skyscraper underway in Brickell with Banco Santander, hadn't considered building more office space in Wynwood.
But now, it feels feasible, Ojeda said.
“I'm already looking at potential office projects now thanks to this,” he said.
“We hadn't really thought too much of [it], just because there's already a good amount of offices in Wynwood," he added. "Now, it's definitely back on the radar."
And it's not just the office sector where developers smell opportunity.
Within a day of the announcement, Marinoff said he set up a call with a student housing operator that expressed interest in converting i5 Wynwood — a 63-unit, 217-bed coliving multifamily building that Related Group and W5 developed in 2024 and Dwntwn is marketing — into dorms or student apartments.
While Carnegie Mellon has been a main driver in garnering interest, Griffin's involvement is nearly as important, Ojeda and Marinoff said.
The deal adds to the massive investments Griffin is making to turn Miami into a global business hub, anchored by a $2.5B headquarters he's developing for his hedge fund.
He assembled an entire city block in Brickell for $770M for the project, which is also planned to include apartments and possibly a hotel.
He also banded together with billionaire and developer Stephen Ross to pledge $10M to fund a major business marketing campaign created through The Florida Council of 100.
But the campus might be his most impactful venture yet on Miami's economic future.
"A university, it doesn't move, it doesn't leave, it only grows and grows," Ojeda said. "Capital could move around, but when universities of that caliber come, they're here to stay. Even tenants and office buildings move out, but universities do not. That's going to be here for 50 to 100 years."
"It just puts us on another level," he added.
