Eden Housing has started construction on an affordable housing community for seniors. The complex at 47003 Mission Falls Court in Fremont broke ground Friday and is expected to be completed November 2018. Mission Court Senior Apartments, designed by KTGY Architecture + Planning, will provide 90 one- and two-bedroom apartments for very low and extremely low-income active adults aged 62 and older earning between 30% and 50% of the area median income.
The apartment community is part of Mission Falls, a new master planned development proposed by East Warren Park’s John Wong. The developer is proposing five villages on five parcels of land totaling 23.5 acres near I-880 and Warren Avenue. These developments will offer nearly 500 residential units serving active adults aged 55 and older along with a 15K SF senior community center.
Mission Court Senior Apartments, in the Warm Springs area of Fremont, will be on a 2.25-acre site at the corner of Warren Avenue and Mission Falls Court and will be near transportation, shopping and other services.
The U-shape configuration of the complex will create an interior courtyard, as well as a sound buffer to Warren Avenue and the railway track. The courtyard will feature an outdoor kitchen and community garden. Inside, community amenities include a community room, library and computer room. The new apartment community also will offer bicycle parking, electrical vehicle and car-share parking.
The new community incorporates green design elements that maximize energy and water efficiency, and make use of recycled materials. The project will pursue GreenPoint Rated certification through Build It Green and is designed to exceed Title 24 energy and resource efficiency thresholds, according to KTGY associate principal Jessica Musick.
Mission Court Senior Apartments will include solar photovoltaic panels to offset the common area electrical load, low volatile organic compounds paint for indoor air quality, high-efficiency light fixtures and Energy Star appliances to reduce energy demand and low-flow toilets, showerheads and drought-resistant landscaping to reduce water usage.
Near Interstate 880, a single three-story building fronts Warren Avenue and is consistent with the building heights of the commercial neighborhood to the north, and steps up to four stories on the south side of the project.
In addition to Mission Court Senior Apartments, KTGY recently completed the design of two other affordable residential communities in Alameda County on behalf of Eden Housing. The development sites are in the Alameda Point Master Plan in Block 8 and will feature two separate residential buildings. A 70-unit apartment community will target low-income families, and a 60-unit complex will provide housing for low-income seniors.
