Core Investments and A Yankee Line Inc. filed a preliminary notification form with the Massachusetts Environmental Policy Act Office revealing their plans for a 171K SF, 200-room hotel and a 65K SF events building that would include an 11K SF ballroom and 400-seat dinner theater.

The two buildings would be connected by a pedestrian bridge. The project would also include 540 parking spaces and a public trail that would connect the site to the Blue Hills Reservation, Banker & Tradesman first reported.

"The Project is intended to redevelop an underutilized property as a regional hospitality, entertainment, and recreation destination while improving access to adjacent public open space resources," the notification form says.

The project triggered MEPA review due to the site's heavy traffic footprint. The site will also need approval from the Massachusetts Department of Transportation, Department of Conservation and Recreation, Department of Environmental Protection and the city before moving forward.

The 13-acre site on Scanlon Drive is home to the former Latana events facility, which was demolished, and the former Lombardo's conference and function hall, which closed in 2024. Lombardo's was a beloved local institution, hosting proms, weddings and community Thanksgiving dinners.

Core Investments acquired the property in 2022 from the longtime owner, Lombardo's Hospitality Group. The fourth-generation business had owned the Randolph events space since 1983, and it has expanded its operations to other hospitality sectors, including catering.

In April, Core Investments also acquired the former Showcase Cinema de Lux in Randolph for $9M from National Amusements. The facility reopened in September as a Regal Cinema.

Core also has a project in South Boston, where it is spearheading the 3.8M SF On the Dot project on Dorchester Avenue. The project was approved in 2023 but hasn't begun construction yet.
