Swift Real Estate Partners Sells San Jose Office Complex

Swift Real Estate Partners just sold One Eleven Market Square in San Jose to Ridge Capital Investors and an undisclosed commingled discretionary equity fund. NGKF Capital Markets co-head Steve Golubchik along with executive managing director Edmund Najera and associate director Ben Bucci handled the sale.

During Swift Real Estate’s two-year ownership, significant capital improvements were made to the 320,559 SF two-tower office property. The building at 111 West St. John St is 12 stories tall with 163,775 SF, and the building at 111 North Market St is 10 stories and offers 156,784 SF.

The building is 78% leased with tenants such as Pacific Business Centers, Rockwell Automation, Kerio Technologies, BAM Labs, Opportunity Fund and Diamanti. The buildings are close to food and entertainment, several freeways and VTA, Caltrain and a future BART station.
