JS Sullivan Submits Development Plans For Tenderloin Mixed-Use Community

Plans for a 100-unit, 11-story, residential mixed-use infill project in the Tenderloin District in San Francisco have been updated by developer JS Sullivan, according to public documents.

The developer intends to utilize the State Density Bonus program, which allows developers to build up to 50% higher density than zoning usually permits and offers waivers, concessions and incentives in return for building affordable housing. JS Sullivan’s project is seeking a 32% density bonus by providing 18% of the units for tenants with income at 80% of the area median income.

RG-Architecture provided designs for the project, which is being built on a surface parking lot at 530 Turk St. JS Sullivan expects the project’s construction to cost $16M, according to the permit filing.

Of the 100 units proposed, 24 are dedicated to affordable housing, with the remaining 76 targeting market-rate income tenants. Twenty units will be studios, 70 will be one-bedrooms and 10 two-bedrooms. The 89K SF project will include 700 SF dedicated to retail or commercial space. It will offer space for 104 bicycles and 25 cars in a 4.5K SF garage.
