With completion of Building 18, an industrial building with nearly 122k SF, in April, locally based Murphy Development Co's 2.1M SF Siempre Viva Business Park in Otay Mesa is nearing completion. San Marcus, CA-based Lusardi Construction began work on the concrete tilt-up building last fall. This Class-A industrial building at 2600 Melksee St has a 32-foot clearance, 8,000 amps of 277/480 volt power, manufacturing sewer and water capacity, concrete truck courts, wide column spacing and high-dock door ratios designed for distribution users.

Upon execution of a lease, Murphy will begin construction on Building 17, the final 79k SF Class-A industrial building at Siempre Viva at 8500 Kerns St. This building will have similar features as Building 18, making it ideal for manufacturing and distribution operations. Construction should take about six months. Both buildings are divisible into suites as small as 40k SF, or the adjacent buildings could suit users needing up to 200k SF.

Murphy Development is also underway on Brown Field Technology Park, a 50-acre industrial park in Otay Mesa. Grading and storm drains are completed on the 1M SF project. Following execution of a lease, the developer could deliver the first building within 12 months, with each successive building available for occupancy each within six months. The industrial park will provide freestanding buildings from 75k SF to 500k SF.

The south SD industrial submarket is experiencing demand related to increasing cross-border business activity and high demand for industrial space throughout San Diego County as a result of growth in the e-commerce sector. The industrial real estate market in Otay Mesa is picking up due to aggressive rates in the submarket, according to CBRE SD first VP Bill Dolan, who specializes in industrial leasing.
