HIDE IN PLAIN SIGHT

Zephyr Partners needed to conceal unsightly alley walls in the direct line of sight of homeowners at its luxury townhome development,Paseo La Jolla, where prices range from $700k to $1.5M. So the firm reached out to students at the NewSchool of Architecture & Design in a contest to camouflage the walls for part of an $850 prize pool and class credit.
Laura Miller, who came up with the winning design, tells us the alleyway had two parts: one long wall of an adjacent building, which she visually split in half to break up the long plane, and then the back of a small dry cleaning shop. Her goals were to do something that went with the front of the buildings, so that it didn't look ?plastered on? or artificial, and to be as cost-effective as possible. Laura got her master of architecture degree this past quarter and plans to do single- and multifamily design, and ultimately to get into development. Kudos, Laura!
We also chatted with Zephyr co-CEO Brad Termini, snapped in front of one of the alley walls. (Don't worry, this is before Laura got to work. She didn't use invisible ink.) He says Paseo, located in the upscale Village of La Jolla, is walkableto restaurants and art galleries, and each unit has a private rooftop deck with ocean views. Brad grew up in the real estate business—his family owns an East Coast development company.
