A mixed-use development in Fishtown has hit the market before it breaks ground.
Core Realty already obtained zoning permits and a tenant for a rock climbing gym for its 46K SF, 184-unit multifamily building at 1100 North Delaware Ave., but is now offering the project up for sale, the Philadelphia Inquirer reports.
Core is asking $11M for the project, according to Rittenhouse Realty Advisors, which has been retained to market the property. Part of construction must require the historic Edward Corner Rope Building, but Core's most recent plans included a hardship exemption from the Philadelphia Historical Commission to add three floors on top.
The interior of the original Rope Building would be converted into 10 apartments and ground-floor retail, and each new floor would contain five units each. The rest of the development will be new construction, with 159 apartments, a roof deck and pool, underground parking spaces and a 22K SF climbing gym operated by Grid City Climbing.
