| It's a huge deal that was 18-months in the making for Grubb & Ellis'Jack Soloff, Craig Scheuerle, and Matt Guerrieri who helped 2.0 University Place secure that more than 53k SF lease with the US GSA's citizenship and immigration services office in a 15-year, $26M lease (Studley's Todd Valentine rep'd the GSA). Jack tells us that some of the things that differentiated this building from others included their ability to build a dedicated entrance and elevator for the agency and the fact that the project had a LEED Platinum precertification which more than satisfied the GSA's LEED Gold requirement for new construction. Jack also has been seeing activitykeep up pace at other buildings in Philly, and recently inked a 16k SF deal at 10 Penn Center with PICPA in addition to Grubb's negotiation of Urban Engineer's recent 65k SF renewal at 530 Walnut St, the Penn Mutual Towers. Despite economic headwinds and geopoliticalconcerns, overall office tenant activity still remains active (at least in fits and starts), Jack says. “We're still seeing activity. It hasn't stopped. But I think in the next month will tell us a lot about theattitudes going forward.” |
