Developers interested in taking advantage of the lucrative OC market are facing severe land constraints. But Burnham-Ward Properties partner Scott Burnham tells us there's still infill room to work.

The Newport Beach firm recently unveiled plans for the redevelopment of the 32k SF mixed-use Castaways Commons at 1617 Westcliff Dr in Costa Mesa, at the foot of 17th Street. Scott says the location still has a lot of room for redevelopment, and he pictures the project as a "hub for the retail, restaurant and other consumer concepts from Orange County and elsewhere." He says the remaking of the property is attracting tenants in the culinary, wellness and retail sectors (names to be released soon).

Burnham-Ward tapped Culver City-based Shubin + Donaldson Architects to reimagine the building, which it acquired last year. The ground level will be clad in dimensional wood and a second level, cantilevered on one side, will be of steel and glass. The building will be enveloped in drought-resistant landscaping within patios and courtyards. Some existing tenants will remain at the property, including a plastic surgeon and a dermatologist, both of whom are expanding their practices into larger facilities within the building, Scott says.
