Oakland will add 3,600 units of housing in the next few years with several developers building multifamily complexes in downtown Oakland and beyond. Thousands more are in the planning stages. Developers are pursuing high-density housing projects and several want to build high-rises and mid-rises with hundreds of units of housing. These towers will help shape a new skyline in downtown Oakland while also providing much-needed housing.

Carmel Partners began construction in November on what will be Oakland’s largest residential tower, a 40-story tower that will replace a parking garage. The project will include 27 to 54 affordable units and 2,400 SF of the retail will be at reduced rents for community service businesses.

Lennar Multifamily Communities’ 33-story tower off Broadway will offer market-rate apartments. The developer also will build a mid-rise tower at 301 Ninth St. with 224 units and about 4K SF of retail.

Trammell Crow broke ground in July on its first residential project since re-establishing an office in the Bay Area. It will redevelop a 1.42-acre parking lot into a mixed-use project with luxury apartments, retail, parking and art. The public-private partnership went through four years of planning and 15% of units will have affordable housing as part of an agreement with the city of Oakland. The project will offer 5K SF of indoor amenities, including a lap pool and a rooftop deck with an art installation.

Gerding Edlen’s project at 1700 Webster St. is one of the projects Suffolk is building using its "build smart" approach, which incorporates lean construction principles to increase collaboration, productivity and reduce waste. The 23-story 270K SF tower will join several others planned along Webster Street.
