60 Guilders is converting three office buildings—the 106k SF Corinthian medical office (left), the 177k SF 20 West 33rd St and the 18k SF 18 West 33rd St (both right)—into office condos, adding 300k SF to the Midtown South and Penn Plaza submarkets.
60 Guilders co-founder and managing partner Kevin Chisholm said the conversions coincide with the rise of office ownership in NYC, and will help alleviate pent-up demand.
The three-story, 32-unit Corinthian will be the only medical office condo near the NYU Langone Medical Center, and will feature triple-height ceilings, marble and wood finishes, and a renovated security guard lobby. The office units—which are at the base of a 57-story, separately owned luxury residential tower—range from 1,500 SF to 14k SF. The renovations, as well as upgrades to the roof and HVAC system, were part of a $1.7M capital improvements program.
The 13-story, 15-unit 20 West 33rd St has units from 14k SF to 28k SF, which feature oversized windows, natural light and views of the Empire State Building. Built in 1912 out of concrete-encased steel and brick, the pre-war building recently got a lobby renovation, along with three new passenger elevators.
The six-story 18 West 33rd St has five-full floor units, all with high ceilings and oversized windows.
60 Guilders hired Rudder Property Group to market the units.
