HIGH LINE!

Spring has returned to the High Line, and so have we for a bit of sun and the next installment of the High Line Building, aka 450 W. 14th St. We wanted to know: 1) when the paint will dry, and 2) if any tenants have signed on to fill up the 118k SF office and retail building when it does.
We snapped Morris Adjmi Architects' Jordan Rogove and Winick Realty Group's Kelly Gedinsky, who's leasing the retail portion with colleague Lori Shabtai. Low and behold, they tell us the building is so close to completion that tenants will be moving in this summer. Newmark Knight Frank has signed up Helmut Lang and Alice + Olivia for 12.5k SF and 14.8k SF of office space, respectively, and the building is about to trade paper on 11.9k SF of retail space. That leaves just 1.8k SF with 23-foot ceilings and original industrial steel columns for new merchants. Kelly says high-end fashion houses,galleries, and national and international brands are looking to join the Meatpacking District tenant mix. And what self-respecting retailer would not want to be with neighbors like Chelsea Market, The Apple Store, Diane Von Furstenberg, Levi's, Tory Burch, and Stella McCartney?
The High Line Building, owned by CB Developers, has plenty to recommend it like its goal to land LEED Gold. To that end, workers have been busy installing high-performance Solarban glass, which will keep the building cooler, Kelly and Jordan say. Other sustainable features include green and highly reflective roofs, operable windows and high-performance mechanical equipment. The existing masonry-base building, recycled and regional materials are part of the design. Another factoid? It's the only building that actually incorporates the High Line's structure that will be fully integrated into the park instead of just built over it. Plus the park's 14th Street entrance is right next door (rendered above, with anticipated retail).
