| Take your pick. The 13k-SF of available ground-floor retail at 139 Centre Street can fall into whichever of those ‘hoods you’d like, depending on which direction you look out the window. Last night, we were there for a broker party, hosted by ownership Angelo, Gordon & Co. and leasing agents Newmark Knight Frank Retail. NKF’s Jason Pruger, Angelo, Gordon’s Danny Rudin and Ronen Katz, and NKF’s Ross Kaplan and Davie Berke tell us that it’s the largest Class A professional building in Chinatown, and includes 144 commercial units, primarily sold to the medical industry. They’ve already leased 2.5k SF to a neighborhood pharmacy on the Lafayette side, and can further divide the available space (bonus: 16-foot ceilings and a glut of subway access). |
| C&W’s Janie Lam (right, with CBRE’s Meghan Holzhauer, Northwest Atlantic Real Estate’s Bruce Shepard, and NKF’s Craig Slosberg and TJ Muncan) tells us she’s also marketing space in the area, and even though the neighborhood is softer these days, a lack of space on Broadway may push up-and-coming, “funky” retailers to the next frontier of Lafayette Street. Bruce adds that he sees a light at the end of the tunnel, not just locally, but nationally. (He reps many retail chains nationwide, including Guitar Center.) |
| More cheery outlooks from Lansco’s Robin Abrams and Murray Hill Properties’ Alyne Model (right, with MHP’s Rob Nager and Trend Setter Realty’s Cheryl Cohen). Alyne says that retailers who have been kicking the tires are now buying them and taking it on the road. (We writers don't like being out-metaphored, but we'll let this one pass.) There are a lot of deals going on, Robin adds, but it takes a little creativity and thinking outside the box—more landlords are now entertaining tenants they’d never thought of before, including medical and educational. |
