Report: Chelsea, Boerum Hill Top Development Sales

Chelsea’s the hottest nabe in Manhattan for development sales and Boerum Hill/Cobble Hill are tops in Brooklyn, new reports from MNS say. The residential brokerage cites Chelsea nearly tripling its sales in Q4 2014 over Q3, with 58. Boerum Hill/Cobble Hill had 10 in Q4. Price per SF saw an 18% spike year-over-year in Q4, no doubt bumped up by ultra-lux condos in Midtown and elsewhere, peaking at $1,746. Brooklyn’s PPSF rose 12% to $882. The median sales price barely budged from a year earlier in Manhattan but jumped 32% in Brooklyn, where land sales price records are breaking.
