| Global architecture firm M Moser Associates is celebrating its eighth birthday with new leadership and space, so we stopped by 257 Park Avenue South to check out the new digs. Here, the firm's Allan Lee, Jennifer Graham, Yvonne Saavedra Limb, office head David Weinberg, Bill Bouchey, and Paola Nanetti sit in front of the M Moser's “identity wall”; the orange theme is spread throughout the entire 6.6k SF office. When the firm grew to 20 people, its former SoHo office at 490 Broadway became a challenge, they say. The former landlord wanted to renovate the building, so M Moser took the opportunity to move to the L-shaped studio, a perfect fit, infused with daylight, and more accessible to both the staff and clients. Bonus:300-degree views of Manhattan. (Coincidentally, that's what our thermometer read yesterday.) |
| Orange isn't M Moser's only favorite color—it also loves green. The new space is aiming for LEED Gold CI, with much of the furniture and materials, such as the stone and recycled glass, arriving from suppliers within a 500-mile radius. One of our favorites was couch fabric made of recycled cassette tape reels (if you're wondering where your old Air Supply and Journey tapes are). PDF technology allowed the firm to shave 100' off its suppliers and manufacturers library, while WebEX 3D technology lets the firm meet and share documents electronically, cutting down on face-to-face travel. The office also has an indoor bicycle rack and memberships to the New York Health & Racquet Club a few doors down, which offers a place within 200 yards for people to shower—two LEED points. |

Projects the firm is involved in include: consolidation and pre-lease services for KBC Bank and KBC Financial, which are co-locating to 48k SF at 1177 Avenue of the Americas (completion: Nov. '10); the recently completed 4k SF renovation project for South African Tourism at 505 Fifth Ave.; and a 7.9k SF renovation project for Market News International at 40 Fulton St. (completion: Nov. '10). |
