Yesterday, Jones Lang LaSalle green guru Ray Quartararo told us many clients are insisting on LEED-AP project managers, and tenants are favoring green spaces. From his E. 53rd St office, he added that brokers have to understand this change in mindset in order to compete.
Ray finds green affecting tenants' space requirements. (How do you like the thematic shot we set up here with a potted plant?) Also,developers are hopping on the bandwagon after corporate clients started sustainability initiatives for business and environmental reasons. JLL is also working to persuade the NYC government to move towards green mandates for both existing and new buildings, on top of initiatives like PlaNYC 2030.
You're seeing more partnerships, such as Bank of America and The Durst Org., which are finishing up Bank of America Tower at One Bryant Park (middle). Companies that are ahead of the curve are already working on greening their assets, but now is a great time for all landlords to take a look at their buildings, as tenants are more likely to pick sustainable space. Also, Ray advises, watch for green financing to come back stronger than ever. Once sales start again, he says we'll see if green commands a premium.
