Rosewood Realty Group sold a four-building portfolio in Bed Stuy (1400 Dean St, 299 & 303 Putnam Ave, and 267 Clifton Pl) for $7.9M. The four-story walkups total 55k SF with 72 units. The firm's Samuel Kooris and Aaron Jungreis repped both the buyer and seller. The Queens Borough Public Library purchased the seven street-level commercial spaces totaling over 10k SF at 31-32 Union Street, Queens from DelShah Capital for $3.5M.

LOAN SALE

Massey Knakal Capital Services closed on two loan sales: a $5.6M loan used to refi an existing construction facility for an 18-unit apartment building in Park Slope and a $2.1M refinanced loan for a 5,000 SF, mixed-use property in Greenwich Village. The firm's Garrett Thelander and Preston Flammang handled the transaction.

110 West 40th St saw nearly 17k SF in deals, including: Pyramid Consulting Group's eight-year, 2,900 SF lease (tenant rep: Adams & Co's Jeffrey Buslik and Staci Goodman); Nancy Coffey Literary & Media Representation's five-year, 1,500 SF lease (tenant rep: Adams' Michael Hymowitz); Environmental Capital's five-year, 1,400 SF lease; and Traejean Corp's three-year, 1,400 SF lease. CONSTRUCTION & DEVELOPMENT

The NYC Economic Development Corp and NYC Council launched three initiatives designed to support and strengthen the city's industrial sector. First, it released an RFP aimed at modernizing and subdividing industrial space across the city, seeking to award up to $8M to subsidize capital improvement cost; second, it hired Miquela Craytor as director of a new Industrial Desk; and third, will release another RFP seeking creation of new industrial BIDs.

He's currently director of special projects for Two Trees Management Co and previously worked for the State Department in Baghdad on the rebuilding of the city. CBRE appointed Steven Swerdlow COO of the Americas, a new position in which he will provide exec oversight to a number of key areas, including research and marketing. He'll also continue to have responsibility for the Latin America operations and will assume responsibility for both the Canada and valuation & advisory services ops. He was previously CBRE's president of the Western Division, and also led the company's global corporate services biz and served as prez of the New York Tri-State region and Eastern Division. He's been with the firm since '90 and is a Yale and NYU grad.
