Stella McCartney and Hugo Boss will have some new neighbors in the Meatpacking District. Last week, PBS Real Estate principals Laura Pomerantz and John Brod gave us a peek at 414 West 14th, a century-old industrial building that the Carlyle Group and Sitt Asset Management purchased in late ’07 for $70M. They’re now transforming it into state-of-the-art office/retail.
Laura and John are leasing the 60k SF building, which includes 13k of ground-floor/basement retail. Best feature? Flexible floors that can be used for retail, office, or showrooms.And it shouldn’t be hard to find tenants; over the past two years, 1M SF have been leased within a five-block radius.
Laura tells us that fashion, media, and talent agencies have expressed interest in the building, which offers arched windows and large, open floorplates, most with outside terrace access. Laura is no stranger to high-end fashion: She secured space for the soon-to-open Emporio Armani store on 56th and Fifth.
After city approval, the pre-built third and sixth floors will be ready for tenant occupancy by May. Here, Laura and John show off the roof, which has clear views of the new Standard Hotel. Whomever rents the sixth floor will have access to the 4k SF roof.
