Washington REIT Places Booz Allen Hamilton HQ Building On The Market

A nine-story, fully leased Tysons office building near the Greensboro Metro Station has hit the market.

Washington REIT has enlisted HFF to market the 223k SF John Marshall II building at 8283 Greensboro Dr. The building serves as the global HQ for Booz Allen Hamilton, which recently signed on to extend its lease through January 2026, the Washington Business Journal reports.

The building was developed specifically for Booz Allen in 1996, and has been part of Washington REIT’s portfolio since January 2011. WashREIT paid JMII Circle LLC $73.5M for the building, which is assessed at $53.7M.

This is the latest piece of WashREIT’s portfolio to hit the market, as the REIT continues to shift its focus away from the suburbs to urban locations with convenient metro access in the Greater DC region. Earlier this year, the DC-based REIT enlisted Cushman & Wakefield to market six suburban Maryland office properties. Those properties span roughly 1.2M SF, and are roughly 90% leased. [WBJ]
