A 1-acre site at Plot E Birley Fields, Hulme, on Manchester city centre's south-western fringe, is to change hands for £2.45M.
UKFast will develop around 30K SF after a deal with freeholder Manchester City Council.
"There may be future proposals to include a subterranean data centre if required. This scheme would be completed in two phases with a potential for a third should it manage to negotiate the acquisition of further adjoining land in the future," a report to councillors said.
The adjoinig site at Stretford Road had been earmarked for 491 student housing units, with a planning application from the Manchester Metropolitan University as recently as August 2018.
