The Jet-Powered Manchester Airport Property Market

Icon Industrial has revealed plans to build a new industrial/warehouse unit at its £100 million Manchester Airport site.The proposed 102,500 sq ft development will include a single 95,000 sq ft industrial/warehouse building and 7,500 sq ft of integrated office accommodation, with 141 car parking spaces.Icon Industrial, a strategic joint venture by Stoford Developments and TPG Real Estate, has submitted a reserved matters planning application to Manchester City Council for the building.

Icon Industrial, the Stoford/TPG Real Estate joint venture, is to build a 102K SF speculative warehouse as part of its £100M Manchester Airport site.

This is the third development in quick succession at the scheme. Icon Industrial is already set to deliver The Hut Group’s new logistics and global content creation studio, housing up to 2,000 people.

The remaining land on the 45-acre plot is expected to be reserved for build-to-suit options from 135K SF to 434K SF.

The Icon site, which connects to junction 6 of the M56 motorway, was acquired from MAG Property's Airport City development in July 2017. The area is established as a prime logistics site, which has major occupiers including Amazon, Fedex, UPS and DHL.

The decision crowns a hectic year for Manchester Airport as it bounces back into a dominant position in the south Manchester property market. E-commerce has been at the root of the renaissance with The Hut Group to the fore: They have agreed to a 280K SF first phase of a potential 1M SF office campus as part of the Airport City development.
