Manhattan Beach’s $180M Renovation Of Manhattan Village Is Taking Shape

With four new companies hopping aboard and a new interior look, the $180M makeover of the Manhattan Village mall in Manhattan Beach is taking shape.

Last month, JLL, which is managing and leasing the 44-acre, 573K SF mixed-use project, announced it has completed a $12M remodel of the interior of the indoor-and-outdoor mall with new flooring, skylights, fountain, seating areas, restrooms and other renovations.

The company has also signed four new leases on behalf of owner RREEF, a subsidiary of Deutsche Bank.

Joey Manhattan Beach plans to open a 9,200 SF restaurant at the center of the mall's Village Shops. Urban Plates will bring its local farm-to-table concept to a 4,264 SF restaurant adjacent to Ralphs.

Both restaurants are scheduled to open in 2019.

Additionally, MAC makeup brand will open later this year in a 1,200 SF retail store adjacent to Apple. Holly and Hudson Nail Lounge plans to occupy a 1,707 SF store and open later this year next to Victoria's Secret.

JLL officials did not disclose the center's current occupancy rate. Terms of the leases were not disclosed.

“These four tenants represent the first of many new dining and retail options that will be joining Manhattan Village as we transform an already successful asset with an excellent line-up of highly desired and successful retailers," JLL Senior General Manager Don Ziss said in a news release.

"Our goal is to enhance the shopping experience by making a seamless connection of the entire asset including the interior mall, exterior dining and retail and adjacent community center,” he said.

In the Manhattan Beach area of the South Bay, Manhattan Village has been undergoing a massive renovation since 2017 to transform as a modern luxury retailer with an emphasis on dining.

Anchor tenant Macy's is expanding and will soon occupy 168K SF. Shops and some restaurants are being relocated within the mall and a four-story parking structure is being built.

The renovations are expected to be completed by 2020.
