Starwood Capital To Buy 2 Creative Office Buildings In Santa Monica For $220M

Starwood Capital is planning to buy two office buildings in a 12-acre creative office campus in Santa Monica from a JV of Artisan Realty Advisors and Brightstone Capital for $220M, according to reports.

The two buildings are in the Lantana Media Campus at 3003 Exposition Blvd. and 3301 Exposition Blvd.

Both buildings are fully occupied by fitness media company Beachbody and Sinclair Broadcast Group’s Tennis Channel. Eastdil Secured brokered the transaction.

A message requesting comment from a Starwood spokesperson was not returned.

The Lantana Media Campus is a four-building creative office campus totaling 479K SF at Olympic Boulevard, Exposition Boulevard and Stewart Street in Santa Monica.

The JV of Artisan Realty and Brightstone Capital acquired the property from Atlanta-based investor Jamestown for $403M in 2016, which at the time was one of the largest office acquisitions in Santa Monica.

In March, the JV sold the two other buildings — Lantana West and Lantana Center at 2900 and 3000 Olympic Blvd., totaling 279K SF — to Skydance Media for a reported $350M. Mission: Impossible Fallout and Jack Reacher movie producer David Ellison is the founder and CEO of Skydance.
