Irvine Co. Inks 46K SF Of Leases Across 2 Buildings To Consulting Firm

Consulting firm Armanino has leased about 46K SF at Irvine Co. properties in Orange County and Century City.

The firm signed two full-floor leases, a roughly 24K SF deal at 2121 Avenue of the Stars in Century City and a 22K SF deal at 400 Spectrum Center in Irvine, Commercial Observer reported.

"2121 Avenue of the Stars and 400 Spectrum Center meet all of our needs to provide the best possible locations for our teams to come together," Armanino Workspace and Real Estate Senior Director Gilly Malmquist said in a release from Irvine Co. "From convenient on-site amenities to proximity to hundreds of high-end dining and retail destinations, our new offices will amplify our culture and elevate the workday experience."

The new leases mean 2121 Avenue of the Stars is 91% leased and 400 Spectrum Center is 97% leased, according to Irvine Co. CBRE's Danny Rees and Savills's Randy Parker represented Armanino on the leases.

Leasing activity in the first quarter ticked up year-over-year in Orange County and Los Angeles, according to a report from Savills.

In Orange County, Savills reported 1.4M SF of leasing activity last quarter compared to 1.1M SF in the first quarter of 2023. In Los Angeles, it found 3.2M SF of leasing activity at the beginning of 2024, up from 2.9M SF last year.
