SAG-AFTRA Plaza, an 11-story newly renovated 530,000 sf, Class A high-rise office building, is home to many entertainment companies including anchor tenant SAG-AFTRA, the foremost union representing actors, radio personalities and other media professionals. SAG-AFTRA Plaza is prominently located in the heart of the Miracle Mile Business District. Starbucks Coffee, Mixt Greens and The Counter Burger offer convenient on-site dining amenities with Mexican taqueria Descanso and Parma Pizzaria scheduled to open soon. Ben Silver is based out of the JLL West Los Angeles office, specializing in sales and leasing on

the Westside of Los Angeles. Ben provides his client’s with customized strategies and an

attention to detail that enables a holistic approach to sales and leasing through data,

marketing, relationships, strategy and technology. Ben’s range of experience includes sales

advisory, landlord and tenant representation, with a primary focus on the Westside and L.A.

submarkets. He is well-versed in representing both institutional and private clients in a broad

range of complex transactions.

Prior to Jones Lang LaSalle, Ben served as Vice President at First Property Realty Corporation for 8

years and was an asset manager for a private equity real estate firm before. During his tenure at

First Property he completed in excess of 750,000 square feet of sale and leasing transactions and

was a consistent top producer at the company. Notable transactions include 105,000 SF to the

Screen Actors Guild, 250,000 SF at 6555 Barton & 959 Seward, a 60,000 SF campus deal with Siren

Studios at 1135 N. Mansfield, and a 10,000 SF creative office transaction with John Wells

Productions. In February 2023, Ben completed the sale of an approx. 9,000 SF office/ retail building

in Hollywood, CA.

Alexander Cameron serves as Vice President, Leasing, Los Angeles Regional Director. Mr. Cameron is jointly responsible for regional business activities and directly oversees leasing for the Los Angeles Region. Mr. Cameron joined the Company in 2018 and has successfully negotiated leases and forged relationships with high profile companies within the regional portfolio. Prior to joining BXP, Mr. Cameron worked at both CIM Group and Cushman & Wakefield, where he held roles in Research and Agency Leasing. Mr. Cameron received a BA in Political Science from Indiana University.

Elton Kwok

Elton Kwok is the VP & General Manager of US West and Canada for WeWork. Elton, who is based in San Francisco, heads the company’s business in Canada, California, Nevada, Washington, and Oregon. Before coming to the Bay Area, Elton launched WeWork in Portland, Oregon, where he built the WeWork market from the ground up. Since then, he has spent the last eight years scaling and optimizing the company’s West Coast portfolio.

In 2019, Elton Kwok made the San Francisco Business Times 40 Under 40 list for his leadership and impact. Before WeWork, Elton was an Assistant Vice President at Bank of America Merrill Lynch in the Chief Operating Office for the Private Banking and Investment Group in New York.

A native to Southern California, Elton is a graduate of the University of Southern California with a degree in engineering and business finance. With over a decade of experience, Elton brings a wealth of knowledge across financial services, business, technology and commercial real estate.

Elton also serves as a mentor for First Round Capital, board member of BUILD California

Non-Profit, and is a board member for the USC Emerging Leaders Board. In his free time, Elton

enjoys advising early-stage companies.

Julie is a partner and Co-Chair of the Century City Real Estate practice, and focuses her practice on a variety of real estate transactional law matters. She represents purchasers and sellers in the negotiation and documentation of purchase and sale transactions for office, residential, and industrial real property, including note purchases and subsequent foreclosure or deed-in-lieu of foreclosure processes. Her practice also includes the preparation and negotiation of commercial, industrial, and retail leases of projects throughout the West Coast, including build-to-suit transactions, for clients ranging from entrepreneurial individuals and entities to real estate investment trusts and other highly sophisticated institutional investors. In addition, she has represented a major community college district with development of a $40 million multi-campus solar energy facility installation program using tax-efficient financing strategies.

Julie is a LEED AP (Leadership in Energy and Environmental Design Accredited Professional) with a demonstrated knowledge of sustainable building practices and understanding of the LEED rating system.

Julie has been involved in several presentations on real estate matters, including “Tax Increment Development Districts: Another Tool in the Economic Development Toolbox” for the city of Albuquerque, New Mexico, and “How Local Governments are Keeping Up with the Issue of Sustainability” at the Urban Land Institute of Los Angeles’ Eighth Annual Marketplace Conference on Sustainable Development in the Urban Marketplace.

Curating a Non-Traditional Creative Building With An Office Component

In his native Australia, Mr. Herscu earned a degree in Economics and Accounting at Monash

University, Melbourne. After immigrating to the United States, he spent several years working in

mergers and acquisitions for Shearson Lehman Brothers in New York City.

Eventually, Mr. Herscu decided to put his entrepreneurial passion into play, forming HQ

Entertainment. Within a few short years, the company had turned into the largest vending

company in the West Coast, owning and operating 20,000 vending machines throughout

regional malls and shopping centers, including children’s rides, candy and soda machines,

ATMs, and pay phones.

Honing in further on opportunities in the shopping center arena, Mr. Herscu established a

Christmas and Easter holiday photo company, with sales exceeding $30 million. Capitalizing on

a growing consumer demand for gift cards, he built what would become the largest independent

shopping mall gift card company in the U.S., with sales exceeding $300 million. Notably, he also

established the largest double-decker carousel company in U.S. during this time, with over 2

million annual riders.

In 2012, Mr. Herscu embarked on an ambitious initiative to acquire office buildings in strong

sub-markets throughout West Los Angeles, with the intent of leading the Creative Office niche.

In less than 3 years, his firm has acquired 12 buildings.

Since being acquired, the properties have been utterly transformed, serving the needs of top

technology, entertainment, and new media firms in Los Angeles such as WPP, Warner

Brothers, Scopely, HSI Productions, Lunchbox, and more. Flanked by a strong design team, Mr.

Herscu’s adaptive reuse of these properties has shaped creative office space that is as inspiring

as it is beautiful. Here, companies can forge their brand and let ideas collide and come to

fruition.

Finally, Mr. Herscu is active in the startup community as an angel investor and also owns the

fine Italian dining restaurant, Toscanova, found at The Commons in Calabasas and at Westfield

Century City Mall.

Marty leads Lowe’s Los Angeles commercial activities, identifying and overseeing opportunities in the greater LA Basin. In addition, he oversees value-add office property acquisition activities and oversees the company’s hospitality-inspired property management service nationally. In this role he is responsible for Lowe’s ongoing commercial property acquisition activities, targeting properties that can be repositioned through operational and/or physical improvements. He also oversees the company’s office property operations subsidiary, Hospitality at Work. Lowe’s expertise and spirit of hospitality are the foundation of the program, where the combination of operating rigor and hospitality-inspired experience creates superior office environments where people want to come and stay. Dillon joined OJB in 2006 immediately after graduating. He earned a Bachelor of Science in Landscape Architecture from California State Polytechnic University-Pomona. As a Partner, Dillon has been with the firm for over 17 years. He started his career at OJB, where he has held a series of increasingly responsible positions from Associate up to his current role as Partner. Through his years at OJB, his projects have fallen under a wide range of scale, including creative workplace, mixed-use, retail, and urban design projects throughout the U.S. and Mexico. With his collective experience, he has worked with several accomplished architects, making him a highly sought-after collaborator. Studying the intersection of the natural and social context of a place to inform the public realm is central to Dillon’s process. Underpinning all his design work is his cohesive approach to planting design and deep respect for sense-of-place and ethic of environmental responsibility. In his free time, he also is a thoughtful writer and speaker, including contributions to Urban Land Institute and ASLA.

David Hitchcock

J. David Hitchcock is a Shareholder in the Los Angeles office of Buchalter, a member of

the Firm’s Real Estate Practice Group, and Co-Chair of the Firm’s Cannabis & Hemp

Industry Law Group. Mr. Hitchcock’s practice focuses on real estate acquisitions and

dispositions, loan originations, loan workouts and restructurings, loan sales, secured

real estate finance, joint ventures, and general real estate matters. Recently, Mr.

Hitchcock has represented clients acquiring real property to rezone and lease for

cannabis production. He has extensive experience representing clients in all areas of

the real estate market – private equity funds, real estate developers, core and value-

add real estate owners/operators, public school districts, as well as publicly traded

REITs.

Before returning to the practice of law in 2011, Mr. Hitchcock was a Vice President with

an international private equity fund, in charge of a $1 billion portfolio of distressed

commercial real estate mortgages and non-performing real estate collateral. Before

joining the fund, Mr. Hitchcock ran his own real estate development and mortgage

brokerage company.

Mr. Hitchcock has been named one of the The Best Lawyers in America in Real Estate

D. Michael Van Konynenburg is President of the real estate investment banking firm Eastdil Secured. At Eastdil Secured he is responsible for overseeing numerous large, real estate transactions; specifically those involving financings, capital raising, and investment banking transactions for real estate owners. In 2016, Eastdil Secured completed over $225 billion of capital market transactions globally.

As former President and Chief Executive Officer of Secured Capital Corp, a real estate investment banking firm that he co-founded in 1990, he oversaw transactions totaling over $80 billion.

Prior to his association with Secured Capital, Mr. Van Konynenburg was a Senior Vice President at Drexel Burnham Lambert’s Commercial Mortgage Backed Securities Department, where he was responsible for trading and structuring various CMBS securities.

Mr. Van Konynenburg graduated with highest honors from the University of California at Davis with a bachelor’s degree in Managerial Economics. He is a founding board member of the Ziman Center for Real Estate at UCLA Anderson School of Management and a member of Real Estate Capital Policy Advisory Committee (RECPAC).
