The conclusion: DFW CRE had theflu. It got the chills and then in 2010 got out of bed to start moving a little. | Recapping: There’s not a lot of new development overall and the best markets for retail are already established. There's still hospitality to consider. Reducing expenses may still be the name of the game. And, while there’s not a lot of change in the way space is being used necessarily, large private space isn’t being eliminated but re-distributed with the goal of collaboration and a sense of community. The crystal ball for 2011: We’ll see a 2% leasing increase with retailperforming positively. Consumer confidence is coming back and underwriting needs to loosen up. |
