Lovett Commercial announced four new tenants at its 65K SF adaptive reuse development project at 1201 Oliver St. in Houston’s Sawyer Yards.

Opening this fall, the new businesses are:

• City Orchard, an urban cidery by Mat Smith and Patrick Kwiatkowski, will have a tasting room and patio and serve food, beer and wine.

• Fainmous BBQ will serve Tennessee-flavored meats and traditional sides, according to its website.   

• Urban Axes, an indoor recreational ax throwing facility, will occupy 10K SF, allowing up to 150 throwers at a time. This marks the eighth U.S. location for the company. 

• New Orleans-born Urban South Brewery is expanding outside the Crescent City for the first time with its new location.

“We couldn’t be more excited to join the Houston brewing scene,” Urban South Brewery founder Jacob Landry said in a release. “Houston is an emerging hotbed for craft beer, and Sawyer Yards is the perfect location for our brewery, as it is a rapidly growing, creative community in the heart of the city.”

This industrial redevelopment is part of a two-phase expansion at Sawyer Yards, a 350K SF creative arts community.

The next step will be the build-out of 1818 Washington St., which will begin this year. The two-story, 50K SF development will feature retail and office space with a verdant courtyard and rooftop terraces that offer views of the downtown skyline. The first tenant will be a new American seafood concept from an Atlanta-based celebrity chef. The building is expected to open by fall 2020.

Lovett Commercial’s Erin Dyer and Clay Mealy represented the landlord in-house. Sawyer Yards is a joint venture by Jon Deal, Steve Gibson, Paul Hobby and Lovett Commercial founder Frank Liu.
