Skanska is reimagining how the outside world can peek into the hidden Downtown Houston tunnel system.
With 10-foot glass windows on its ground level, Capitol Tower offers views of Understory, a 35K SF community hub and culinary market inside the tunnels.
The hub is open to the public and has an unprecedented five tunnel entryways — from 600 Travis, 712 Main, the Esperson Buildings and Pennzoil Place. Capitol Tower is at 800 Capitol St. and is expected to open in June.
Understory is now 68% leased with only two restaurant stalls and the cocktail bar remaining. Recently, Flip 'n Patties, a Houston food truck turned brick-and-mortar concept serving Filipino-inspired street food and Akaushi burgers, inked a deal to open a location inside the 9K SF market. This marks the restaurant's second location and first inside the Inner Loop. The Understory location will focus exclusively on signature burgers and hand-cut, double fried French fries.
Transwestern's Nick Hernandez, Crystal Allen and Lacee Wilke represented Skanska. Lee & Associates' Clint Hankla and Robert LaCoure represented the tenant.
Previously announced concepts include East Hampton Sandwich Co., Boomtown Coffee, Mama Ninfa’s Tacos y Tortas and MONA Fresh Italian Food.
Available office space is also dwindling at Capitol Tower. The office portion is 81% leased, Bisnow previously reported. Tenants include Winston & Strawn, Waste Management, Bank of America and Skanska.
