Alliance Building Houston-Area Complex Amid Declining Multifamily Construction

Alliance Residential Co. started construction on Broadstone Gosling Oaks, a 388-unit apartment community near The Woodlands.

The complex is in Gosling Oaks, a 50-plus-acre mixed-use development from Newman Commercial Real Estate. Alliance Residential acquired a 15-acre parcel from Newman earlier this year and expects to open the first residences before the end of the year, according to a press release.

The development comes as multifamily construction has declined locally. About 13,200 units are under construction in the Houston market, down 29% from a year earlier, according to Colliers’ second-quarter report.

Alliance is focused on “disciplined starts” that will deliver closer to 2027 and 2028, when the number of deliveries will have dropped and the field will be perceived as less competitive, Stephen Squatrito, Alliance’s managing director of acquisitions-West, told Multifamily Dive last month.

Newman’s plans for Gosling Oaks include more than 100K SF of retail, restaurant and office space in a walkable setting around green space. In 2023, the developer relocated three large heritage live oaks on the site, and earlier this year, Newman installed 19 mature, 30-foot overcup oak trees at Gosling Oaks. 

Gosling Oaks is at the southeast corner of Gosling Road and West Rayford Road in Spring, just south of The Woodlands. 

The Woodlands submarket has a lower stabilized multifamily vacancy rate than Houston overall, at 7.7% compared to 11.1%, according to Cushman & Wakefield.

Broadstone is the core multifamily brand of Scottsdale, Arizona-based Alliance Residential Co., which has developed or acquired more than 136,000 units since its founding in 2000.
