Industrious To Open Second Houston Flex Office Space This Spring

Industrious announced Wednesday it will be expanding its Houston footprint, launching its second location in the Brookfield Properties-redeveloped 3 Houston Center building in May.

The New York-based shared-office firm said Industrious Houston Downtown at 1301 McKinney St. will offer 277 seats in a 23.5K SF space featuring private offices, shared workspaces for individuals and teams, conference rooms and lounge areas.

“Texas is a global economic powerhouse, home to more than 20 Fortune 500 companies,” Industrious Senior Director of Real Estate Peri Demestihas said in a release, explaining the new space came in response to significant growth within the Houston metro. “Today more than ever, startups and legacy companies alike are turning to the flexibility and convenience of ready-to-use workplace solutions to meet evolving work preferences and needs.”

Industrious said the location was a major draw, citing the nearby Discovery Green, George R. Brown Convention Center and three sports stadiums, including the Toyota Center.

The 3 Houston Center building is also home to a luxury gym and locker room and is connected to the newly renovated Four Seasons Hotel.

Industrious already operates a space at 2101 CityWest Blvd. in West Houston.

Houston was ranked eighth nationally among U.S. metros with the most coworking space in an Oct. 17 study released by CoworkingCafe.com. With 208 coworking properties, it comes in 10 locations shy of No. 7 Denver and 10 locations higher than No. 9 Boston.

The study notes the bulk of flex space is within the city of Houston, with Sugar Land the only other nearby community with more than 10 coworking locations. The city also posted among the lowest changes in share of remote workers last year among major metros.

“The change, however, still accounts for a notable outcome, as 16% of workers in the area operated remotely in 2021 versus only 4% in 2019,” CoworkingCafe.com reported.
