Cowley To Launch Mixed-Use Development In Aerotropolis

Cowley Cos. is gearing up to launch a 50-acre commercial development at the north end of the 21,000-acre aerotropolis district south of Denver International Airport in Commerce City.

The Third Creek development, located on 1,300 acres at 104th Avenue and E-470 interchange 10 minutes from DIA, will anchor the northern end of the aerotropolis area.

The 50-acre first phase of the mixed-use development will have up to 500K SF of commercial space that’s suitable for office headquarters, medical, hotels and retail. The aerotropolis area is expected to be the next major regional employment center with the potential to challenge the Denver Tech Center, downtown Denver and Boulder.

In addition to Third Creek, Cowley owns Nob Hill, Sandy Point, Northlands, Aviation Station and Second Creek, part of which it sold to Schuck Communities and CH Thompson Co. for the Nexus at DIA development.

When it’s completely built out, Third Creek is expected to have 5,000 residents and provide more than 6,000 new jobs. Nearly half of the land developed will be nonresidential and will accommodate 5M SF of aviation technology space, 1.5M SF of commercial space, 75 acres of mixed-use land and three school sites.

“We will be aggressively marketing the properties to site selectors, the brokerage community and end users,” Cowley Cos. President Mike Cowley said.

The communities around the airport are launching a marketing and advertising campaign to attract investment to the area east of E-0470 in Commerce City, which is in one of the state’s enterprise zones.

Denver International Airport, Adams County and the surrounding communities have been working together on the launch of a campaign to bring jobs and investment,” Adams County Economic Development interim CEO Tricia Allen said. “Third Creek is well-positioned in the aerotropolis region to compete for these investments, especially with sites potentially being delivered next year at 104th and E-480.”
